2011 Home Contracts, Inventory and Sales

Since I have been fortunate to close so many transaction this year, I assumed that the market had picked up substantially.  Not so.

  
May Homes Sales in Salida.  Statistics show that Salida home sales dropped 9% year to date compared to the same period in 2010.  Denver real estate analyst Gary Bauer explained that in the metro Denver area lower sales reflects that the housing market has returned to normal after a frenzied spring in 2010 (with first time homebuyer incentives).
  
Homes sales in May 2011 vs. May 2010.  In May 2011, residential transactions in Salida rose 20% compared to May 2010.  Home sales in the MLS area (Chaffee, Fremont, Saguache, Park and Lake counties) grew 14% compared to May 2010. 
  
Under contract.  May homes under contract in Salida increased 7% from a year ago.  There were 31 homes under contract compared with 29 homes a year ago.  This compares to metro Denver where homes under contract in May ballooned by 23% from a year ago.  
  
Inventory.  Inventory in Salida homes from May 2010-May 2011 declined 1% compared to May 2009-May 2010 (lower inventory is good).  There were 337 homes on the market compared to 342 for that period a year ago.  In all areas of the MLS, inventory remained relatively even between May 2011 and May 2010.
