First quarter 2011 (January - March), 73 home sold in the entire MLS (Chaffee and portions of Fremont, Saguache, Park and Lake counties) totaling  $17,031,050 with sales/list ratio of 91%.  First quarter 2010, 74 homes sold totaling $17,548,667 with sales/list ratio of 94%.  First quarter 2009, 57 homes sold totaling $14,772,178 with sales/list ratio of 95%.  This indicates lower priced homes sold at a deeper discount.

  

First quarter 2011, 23 home sold in Salida totaling $5,836,200 with sales/list ratio of 96%.  First quarter 2010, 27 home sold totaling $7,654,000 with  sales/list ratio of 95%.  First quarter 2009, 27 homes sold totaling $7,837,228 with sales/list ratio of 95%.  Home sales and total sales amount dropped in Salida with negotiations staying the same.

  

First quarter 2011 land sales for the entire MLS, 48 parcels sold totaling $3,498,507 with sales/list ratio of 86%.  First quarter 2010, 34 parcels sold totaling $2,706,050 with sales/list ratio of 86%.  First quarter 2009, 34 parcels sold totaling $3,257,250 with sales/list ratio of 90%.  Land sales and total $ volume are up substantially in the area with sales/list ratios much lower than residential.  Inventory is higher, too.

First quarter 2011 land sales in Salida, 14 parcels sold totaling $1,453,200 with sales/list ratio of 91%.  First quarter 2010, 11 parcels sold totaling $1,125,650 with sales/list ratio of 84%.  First quarter 2009, 10 parcels sold totaling $1,846,250 with sales/list ratio of94%.  Land sales and total sales are up substantially in Salida.
