I recently heard of two cases where a buyer had no legal access to his property.  It isn't unusual, there are many properties on the MLS that you can't get to. Even without access, some people buy for other reasons.  They can use ATVs or play on national forest land.  Most want access, so ask questions!   If you end up owning landlocked property, what can be done?  1)  Ask surrounding property owners to grant access. 2)  Research prescriptive access, which may allow access because of continuous use of the road. 3)  The State of Colorado has laws which do not allow blocked access to property yet that access must be confirmed by a court of law.  You may wish to talk to an attorney.  For the names of some real estate attornies in this area, contact Leslie Walker at leslie@buysalida.com or 719 539 8879.
