Reports often define homes valued at $500,000+ as luxury homes.  In Salida, this market has been emerging for the past 5 years mostly fueled by spec home builders.  The facts covered here for homes which sold for more than $500,000 are for year to date (from January through July) over the past 5 years.  2010 - 6 homes; 2009 - 2 homes; 2008 - 9 homes; 2007 - 4 homes; and 2006 - 9 homes.  On the market are 49 homes listed at $500,000+ which means an inventory of more than 8 years. Perhaps economic development, retirees, price changes, less construction, loosening of lending restrictions and an 18-hold golf course would reduce this number.
