Up and Down in Salida Real Estate Market

Our statistics are like a rollercoaster.  Salida home sales for June climbed  60% vs May sales.  However, from January to June Salida home sales dropped 65% compared to the same period last year.

Median prices rose 16% over last month bumping up to $341,500 for a home in Salida.

In the five-county area, inventory rose slightly at 5%.  Loan rates for a 30 year conventional loan dropped to 5.34%.

With an increase in sales, slower growth in inventory and lower interests rates, the news is good (sort of)!  - Leslie Walker, Broker/Owner, Salida Realty

Learn to Love the Beauty of Old

Yesterday, the Colorado Historic Society visited Salida to get input on their 10-year plan.  An enthusiastic group of preservationists from the area (Salida, Alamosa, Westcliff, Saguache and Leadville) talked about what they need, what they like, what worries them, how they can contribute and more.  One question was:  What makes you proud in your community? In Salida, I am pleased that the "white elephant" buildings are being bought up and fixed up.  The Unique Theater is undergoing a facelift, returning the exterior to brick. The Penny Pincher was bought by locals at the foreclosure auction, rumor is that it will be a wine bar.  The Palace Hotel is being converted to condo and the Savoy Building has already completed a thoughful renovation.  The Sandusky Building has been opened to artists for studio space.  The Pippin Restaurant, in longtime disrepair, will be home to The Dance Academy.  Residents are really learning to love the beauty of old!  - Leslie Walker, Historic Preservation Commission

Salida Celebrates Summer!

 We've celebrated our three biggest festivals of the summer:  FIBark, Artwalk and 4th of July.  The town is filled with kayaks, canoes, boaters and dogs during the boating going-ons.  "First in Boating on the Arkansas" draws about five thousand competitors from around the world, as it is an international event!  The weekend rocks with bands, play-hole tricks and stick chasing in the Crazy River Dog Contest. My favorite is the "Pet and Pedal" parade with kids on bikes and dogs dressed up!

Next comes Artwalk, when all the galleries feature their best works, demos and snacks.  The weekends sort of run together - was that the one with Shakespeare in the Park?  

Stars and stripes lit up the sky on Independence Day.  Bands, vendors, parade BBQs and fireworks - lots of small town stuff.  Now, we await the beer festivities! - Leslie Walker, your voice of the Valley.
