Absorption Rates and Prices

 

The current absorption rate (inventory vs. sales) for homes in Salida is 2.91 years.  In 2010, the rate was 2.83 years.  For sellers, a high AR requires a lower asking price. 

 

Because AR is over six months, sellers must price aggressively or risk losing money.  One Realtor suggests pricing at 10% less than competitive homes.

Some reasons to use a local lender (per the bank):  Good financing options, in house or secondary market, all underwriting is done in house (this is a big deal!), which results in fast turnaround time, same day pre approval, loan officers are trained to pre underwrite files so there is less chance of problems at underwriting, in touch with local markets, and all appraisers are local. 

 

Some reasons to use a local lender (per Leslie Walker):  Loan officers shop where you do, attend the same community functions, serve on the same boards.  They offer funding for special properties, such as vacant land, farms/ranches or mining claims.  It's not a one-shot never-meet-your-broker and wire-the money-loan, it's a long-term relationship. 

 

High Country Bank, based in Salida, has announced new rates for in-house loans, which are easier, faster and different than those sold on the secondary market.  Current rates are:  30-year fixed 5.625%, 3-year-arm 3.5%, 15-year fixed land loan 7.25%, loan for construction loan - owner occupied or second homes - 6%.  Rates and conditions may vary.  Contact www.highcountrybank.net.
